Residential Policy

  1. Completely fill out and sign a rental application and credit, rental history and criminal authorization form.
  2. All information on the application must be correct and verifiable. If you refuse to fill out any part of the application or authorize us to run the necessary reports to qualify, we will deny you approval for residency.
  3. Any incomplete, inaccurate, or fraudulent information given will be cause for denial of application.
  4. Any individual who is a current illegal substance abuser, or as been convicted of the illegal manufacture or distribution of a controlled substance will be denied tenancy.
  5. Any individual whose tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy would result in substantial physical damage to the property, will be denied tenancy.
  6. Two pieces of identification, one with applicant's photo (i.e., Driver's License).
  7. Have no criminal history. Note: Applicants will be required to authorize an out-of-state criminal check if they have lived in Oregon or Washington for less than five years. There is an additional nonrefundable charge of $25.00 per person per county for this additional screening.
  8. Acceptable debt to income ratio.
  9. Gainfully employed for 12 months or longer with current employer or have verifiable retirement, social security or periodic income.
  10. If pets are permitted, they must meet the requirements of the Facility in regards to number and size of pets (see Facility rules and regulations for size and number). The definition of pets is dogs and/or cats. The Facility does not allow exotic animals.
  11. Number of occupants that will reside in the home does not exceed two people per bedroom.
  12. If the Facility is either an "age 55 or older" or an "age 62 or older" Facility, you must provide proof that you meet the age requirements.
  13. Home must be owner-occupied. No subleasing (this includes renting bedrooms in the home) or rentals.
  14. Washington and federal law permit the landlord to deny tenancy on the basis of, but not limited to: pets; number of occupants; credit references; character references; criminal records; tenant history of eviction or property damage; rental history; unverifiable or insufficient income (excessive debt); or incorrect, incomplete, or unverifiable application information. Our policy is the same as these laws. We reserve the right to apply the same criteria.
A fee will be assessed to process the application. Prospective residents will be notified as soon as possible regarding their application approval or denial. Questions can be addressed to the resident manager of the Facility.
